Woodbranch Village incorporated in 1967, mostly so Houston couldn't annex it, and the streets still carry the names of trees: Dogwood Trail, Elm Street, Sycamore Drive. It's one 1960s subdivision with I-69 running right through it, no HOA, city water and sewer, and about 1,300 residents. There isn't even a post office inside city limits; the mail comes through New Caney.
A neighborhood that age has been through a lot of remodels, so a Woodbranch house often has more than one kind of floor. A typical mix is tile in the kitchen, carpet in the bedrooms, wood or engineered planks somewhere in between, and a couch in the den that has been there through two of those renovations. One visit can cover all of it, and the van carries what each surface needs.
One visit, several floors
Carpet
Bedroom carpet in an older home has usually been replaced at least once. Where it's held up, the trouble tends to be the traffic paths and a few pet spots. We pre-treat those, clean the rooms with our carbonated solution, and pull the soil back out without leaving the carpet soaked. Pet spots get an enzyme treatment that reaches into the pad.
Tile and grout
Kitchen and bathroom tile in a remodeled 1960s house might be ten years old or sixty, and the grout usually gives it away. Dark grout lines are mostly years of mop water and kitchen grease settled into a porous surface. We clean tile with a machine buffer that scrubs right down into the grout and loosens that buildup, then vacuum the dirty water away. The difference on old grout is often dramatic. Cracked or crumbling grout is a repair job, though, and cleaning won't hold it together. We'll point it out if we see it.
Hardwood
If there's wood in the house, we clean it with a pH-neutral solution and very little moisture, which is safe for finished hardwood, engineered planks and prefinished floors. What we don't do is sand or refinish. If the finish is worn through to bare wood in the hallway, cleaning will make the rest of the floor look better but won't fix that spot. A refinisher is who you want for that, and we'll say so plainly.
Upholstery
That den couch gets cleaned on-site, worked by hand and extracted, and it's dry enough to sit on the same day.
Why doing it all at once makes sense
Our opinion, for a house like this: clean everything in one visit. The dirt on the tile walks onto the carpet, the carpet dust settles on the couch, and cleaning one surface while leaving the others means the clean one picks the dirt back up within weeks. One trip, one walk-through, and the whole house stays clean longer. The tile coupon is $45 off and the hardwood coupon is $50 off, so ask about both when you book the carpet.
Getting to Woodbranch
Woodbranch is right on I-69 north of New Caney, so it's an easy drive for us. Families here are zoned for Tavola Elementary, Keefer Crossing Middle and New Caney High. The technician walks every room with you before starting and gives you the full price for the whole house, so there's no surprise when the last room is done.
