New Caney gives us two very different kinds of carpet calls, and they barely overlap.
The first comes from the newer subdivisions, Tavola most of all. It's a wooded master-planned community of around 1,500 acres, and the homes there mostly came with builder carpet already installed. The second comes from out on the acreage, places like Northcrest Ranch with its one-to-five-acre lots, and the wooded streets of Peach Creek Forest. Those homes have lived a different life. Same zip code, 77357, very different floors.
Builder carpet ages fast
Builder-grade carpet is chosen to look good on a walk-through and come in under budget. It's usually a lighter pile with less fiber per square inch, so it mats down quicker than a heavier carpet would. In a house with kids and a dog, the hallway outside the bedrooms can start looking flat inside two years.
Our opinion here is a firm one: clean builder carpet early and keep it on a schedule. Waiting until it looks dirty means the fibers have already been ground against the grit for a long time, and that damage doesn't reverse. A clean at the one-year mark costs the same as a clean at year four and buys a lot more life.
What the technician checks first in a newer house:
- The garage-door-to-kitchen path, which takes the most traffic in almost every floor plan we see out here
- Stair treads, where thin carpet shows wear at the front edge
- Any spot the new puppy has been using, since builder pad soaks urine up fast
- The family room in front of the TV
Acreage carpet has stories
Out off FM 1485, toward Lake Houston Wilderness Park, the lots get bigger and the houses spread out. Ranch dogs come and go. Boots walk in from the barn or the shop. The carpet has usually been there a while, sometimes through a couple of owners, and the stains have names.
Pet odor is the big one in these houses. Surface cleaning won't fix it, because the urine has gone through the carpet into the pad. Our live enzyme treatment is applied deep enough to reach the pad, which is the only place the smell can really be stopped. Some very old accidents, ones that have soaked the subfloor for years, can still leave a faint smell on humid days. We'll tell you if we think yours is one of those.
Upholstery gets a lot of use out here too. Recliners and sectionals pick up oils and dog hair, and we clean them right there in the living room.
The visit itself
The technician walks through with you and prices the work up front. Then come the pre-treatment, the cleaning pass and the extraction. Carpets dry quickly because so little water goes in, and there's no soap left behind to pull new dirt into the fibers.
New Caney goes back further than most people guess. It was founded in 1862 under the name Presswood and became New Caney in 1882, long before US-59 and the Grand Parkway made it a commuter town. We cover all of it, including the homes zoned for New Caney High and the rest of the district. Phones are answered around the clock at 346-662-0980, and the online scheduler is always open.
