The columns on Roman Forest Boulevard get everyone's attention the first time through. What we notice from inside the houses is the trees.
Roman Forest is a small incorporated city, about 1,800 people at the last census, with its own police department and a layout that's essentially one big subdivision under a heavy canopy. Peach Creek winds through the area, US-59 is a few minutes away, and the newer Tavola development runs up to Roman Forest Boulevard. Kids here go to Dogwood Elementary and Keefer Crossing Middle before New Caney High. It's a quiet place, and under all those trees, it's a leafy one.
The brown spots that look like coffee
One stain we get asked about here is one people rarely guess right. A small brown or tan spot shows up near the door, sometimes a little trail of them, and the homeowner swears nobody spilled anything. Usually it's leaves.
Wet oak leaves carry tannin, the same natural dye that colors tea. When they stick to a shoe or a dog's paw and get carried inside, the tannin bleeds into the carpet as it dries. The result looks a lot like coffee or rust. Fall and winter rain make it worse, since that's when the yard is wet and full of fallen leaves.
Some practical points we'll stand by:
- Don't reach for bleach or an oxygen cleaner from under the sink. On a lot of carpets those take the color out along with the stain, and then you have a pale spot that never comes back.
- Blot fresh tannin spots with cool water and a white towel. That alone moves a surprising amount.
- Old tannin stains that have set for months usually come out a lot lighter with professional cleaning. They may not vanish completely, so we'll do a test spot first and let you judge before we clean the whole hall.
Leaf debris also grinds into the carpet as small brittle fragments that a vacuum scatters more than it collects. A pre-treatment loosens them, and our carbonated cleaning lifts the bits out with the rest of the soil.
Shade, damp and drying time
A home under heavy tree cover stays cooler, which is nice in August. It also means air moves less and things dry slower. That's a good reason to keep water out of carpet in the first place. Our process puts very little moisture into the fibers, so there's nothing left to sit damp and turn musty in a shaded back bedroom. Most rooms can be walked on within the hour.
Booking a visit
You get a price at the door after a quick walk-through, and nothing starts until you say yes. Pet spots get an enzyme treatment that works down to the pad. Area rugs are cleaned in your home. Upholstery can be added to the same visit.
